What are Precast Double Tees?
Double tees are precast concrete structural members commonly used in buildings that need long, open spans, like warehouses, parking garages, industrial facilities, and gymnasiums. They’re made in a factory and shaped like two beams (the “tees”) with a slab poured across the top.
You may find that some commercial buildings have walls made of vertical double tee panels or hollow-core wall panels, often painted to resemble tilt-up construction. Take CCPIA’s Commercial Building Structural Evaluation Online Course to learn more about various construction types.
Some systems even include architectural finishes molded directly into the concrete, but in this video, you’ll learn how to inspect double tee wall and floor systems and understand their role in the building’s structural type.
What’s Covered
What to look for:
- Cracks and whether they may affect structural integrity
- How panels are seated, including the channels or ledges they rest on
- Any cuts or openings from field engineering or modifications
- Signs of movement or failed seams between panels
During a commercial property inspection, you should inspect all visible areas of the roof, floor, and structural supports. Watch the video to get a better understanding of how double tees perform and what to look out for.
